The process for Khata transfer in Bangalore can be done online or offline. Here are the steps for both methods:


Online Khata Transfer


  1. Go to the Seva Sindhu website (https://sevasindhu.karnataka.gov.in/Sevasindhu/English) and click on the "Khata Transfer" tab.
  2. Create an account or log in if you already have one.
  3. Fill out the application form and upload the required documents.
  4. Pay the fees online.
  5. Once the application is processed, you will receive a notification and you can download the Khata transfer certificate.


Offline Khata Transfer


  1. Download the Khata transfer application form from the Seva Sindhu website.
  2. Fill out the application form and attach the required documents.
  3. Submit the application form to the Assistant Revenue Officer (ARO) of the ward where your property is located.
  4. Pay the fees at the BBMP office.
  5. Once the application is processed, you will receive the Khata transfer certificate from the ARO.


Required Documents


  • Sale deed
  • Encumbrance certificate (Form 15) till date
  • Tax paid receipt (current year)
  • ID proof of the buyer and seller
  • Mother deed/previous sale deeds (if applicable)
  • Court order (if applicable)


Fees


The Khata transfer fee is 2% of the stamp duty of the sale value of the property. For example, if the sale value of the property is Rs. 50,00,000, then the Khata transfer fee will be Rs. 1,00,000.


Processing Time


The processing time for Khata transfer is usually 15 to 30 days. However, it may take longer depending on the workload of the BBMP office.
