Online Property Registration


1. Register on Kaveri Online Services:

Create an account on the Karnataka Revenue Department's Kaveri Online Services portal. This requires providing personal details and verification through Aadhaar or PAN card.


2. Initiate Registration Process: Select the "Registration of Documents" option and choose "Sale Deed" from the dropdown menu. Enter the property details, including location, type, and guidance value.


3. Upload Documents: Upload scanned copies of the required documents, including:


- Sale Agreement

- Encumbrance Certificate

- Mother Deed

- Tax Receipts

- Khata Certificate

- Occupancy/Possession Certificate


4. Pay Stamp Duty and Registration Fee: Calculate the stamp duty and registration fee based on the property value and guidance value. Make the payment online through the portal.


5. Schedule Appointment: Select a date and time for the physical presentation of documents at the Sub-Registrar's Office.


6. Present Documents at Sub-Registrar's Office: Visit the designated Sub-Registrar's Office on the scheduled date and time. Present the original documents for verification and signing by the seller, buyer, and witnesses.


7. Receive Registered Deed: Once the verification and signing are complete, collect the registered deed from the Sub-Registrar's Office.


Offline Property Registration


1. Visit Sub-Registrar's Office: Visit the Sub-Registrar's Office under whose jurisdiction the property falls. Carry all required documents, including:


- Sale Agreement

- Encumbrance Certificate

- Mother Deed

- Tax Receipts

- Khata Certificate

- Occupancy/Possession Certificate


2. Fill Out Registration Form: Obtain the registration form from the Sub-Registrar's Office and fill it out accurately.


3. Present Documents and Pay Fees: Present the original documents and sale agreement to the Sub-Registrar for verification. Pay the stamp duty and registration fee in cash or through a valid demand draft.


4. Sign and Witness Documents: Sign the sale deed and other documents along with the seller, buyer, and witnesses.


5. Receive Registered Deed: Collect the registered deed from the Sub-Registrar's Office after verification and signing are complete.


Additional Considerations


- Encumbrance Certificate: Obtain an Encumbrance Certificate from the Sub-Registrar's Office to verify any encumbrances or legal disputes on the property.


- Legal Assistance: Consider seeking legal assistance from an advocate to ensure the proper documentation and adherence to legal requirements.
