Day 1

60-Minute Intensive Onboarding

We map your capital, your city, your risk tolerance, your timeline-to-quit-job. By the end of this call you know exactly what kind of property we're hunting for and what return target makes the math work for you.

Week 1–3

Property Hunt

You scout, I analyse. 10–15 candidates filtered down to a shortlist. ADR forecasts, occupancy assumptions, rent ratios, furnishing budget — all stress-tested on a live spreadsheet before you commit.

Week 3–4

Negotiation & Lock-In

The lease clauses matter more than the rent number. I review the agreement before you sign. Notice periods, sub-letting permissions, maintenance responsibilities — every clause that protects (or sinks) your unit economics.

Week 4–8

Setup & Furnishing Sprint

Every spend goes past me first. Furniture lists, appliance picks, decor moodboards, photographer brief. I write your listing copy, set your pricing, configure your automated messages. Goal: live on Airbnb by Week 8.

Week 8–10

Launch With Co-Hosting

Your property goes live and my operations team co-hosts the first stretch — guest messaging, cleaner coordination, calendar pricing, review velocity — while you watch and learn. I post a launch story to my 121K+ audience the day you go live for an early booking boost.

I built my first Airbnb when nobody around me thought it was a real business. Then I built ten more — and learned the model so well that property owners started asking me to run their flats too. That's how the portfolio grew to 27: 11 I operate myself, 16 I co-host on profit-share. The thing nobody tells you — and the thing I tell every partner I work with — is that 80% of the outcome is decided in the first three weeks. Pick the wrong property, sign the wrong lease, set the wrong price tier, and no amount of grit afterwards saves the unit economics.

That's why this isn't a course. A course can't stop you signing a bad lease on a Tuesday afternoon. A partner can. Your questions, answered straight.

Why is this a partnership and not a course?
Because Airbnb businesses don't fail at the "education" step. They fail at the "you signed a bad lease in Week 3 and the unit economics never recover" step. A course can't stop that. A partner on a phone call can. That's the only reason this exists — and the only reason it's capped at 5 partners per quarter. If I tried to do 20 I'd be useless to all of them.
What does "until profitable" actually mean?
Profitable means your monthly Airbnb revenue covers your rent + utilities + cleaning + Airbnb's fees, with a positive number left over. Not theoretical profit, not "next quarter profit" — actual cash positive for at least one full month. Most of my partners hit this between month 3 and month 5. Some take longer. The 6-month cap exists so neither of us has an open-ended obligation, but I've never had a partner not reach profit if they followed the path.
How much capital do I need to actually start an Airbnb?
Beyond the ₹1,50,000 partnership fee, plan for ₹3L–₹8L depending on city and property size. Breakdown: ~2–3 months of deposit + advance rent, ~₹1.5–4L for furniture and appliances, ₹15–30K for photography and listing assets, ₹20–40K buffer for the first month before bookings ramp. We map your exact number in the onboarding call before any commitments.
Which cities do you build in?
I've operated and built across multiple Indian metros and tier-2 destinations. I'm comfortable with most cities that have meaningful tourist or business-travel demand. If your city is too small a market to make Airbnb economics work, I'll tell you in the discovery call — and I won't take the money. Better that than a failed property.
Do you guarantee my Airbnb will be profitable?
No outcome is ever fully guaranteed — profitability depends on the property you pick, the city's demand, how well you execute, and outside factors no operator controls (regulations, seasonality, your neighbourhood). But the Premium Partnership carries two written commitments: a Guest Favorite badge in month 1 (if it doesn't land in 30 days, I rewrite the listing, photo brief and pricing at no cost until it does), and a profitability guarantee — if you're not operationally profitable by month 6, I keep working with you free for another 6 months. Beyond that, every system I've used across my own 27 properties is yours, and I won't let you make obvious mistakes I can see coming.
What if I don't hit profit in 6 months?
On the Premium Partnership, the partnership simply extends another 6 months at zero additional cost until you're operationally profitable — that's the guarantee. You also keep the templates, systems, SOPs, the listing I wrote, the pricing I set, and the network regardless. In practice, most partners are well-clear of break-even by month 5.
What's the refund policy?
The partnership fee is non-refundable once we've done the 60-minute onboarding call — because the bulk of the value (sourcing strategy, ROI model for your city, lease clause guidance) is delivered immediately. If you book and we haven't done the onboarding yet, refund is straightforward. Beyond that, the offer is contingent on you following the path — I can't refund partners who stopped showing up to weekly check-ins.
I already have a property — can I still join?
Yes, and it might actually be the highest-leverage version of this. We skip the sourcing phase and go straight to listing, pricing, automation, and operations. Many of my partners already have a property — they signed it themselves, then realised setup and operations are the harder part. The fee stays the same and the time gets reallocated to where you actually need help.
How much of my own time do I need to commit?
Realistically 8–12 hours a week during the setup phase (Weeks 1–8), then 3–5 hours a week during operations. You can't outsource the property visits, the lease signing, the furniture purchases — your physical presence and decisions matter. After launch, the automation does most of the lift and you're handling escalations, photos, and the occasional guest interaction.
Do you charge any commission on bookings or revenue?
No. One-time fee, period. I don't take a cut of your bookings, I don't get a kickback from your furniture vendor, I don't earn commission from the lease. The ₹1,50,000 is the entire relationship cost. Any future scale work (property #2+) is your call to come back for — it's not built into this fee.
What if I'm not ready to commit ₹1,50,000 yet?
Then this isn't for you — yet. The price is the price because the time commitment from me is real (3–6 months of phone availability, weekly calls, lease reviews, listing copy).
